I completely agree, Cal; it's heartbreaking to see those communities hollowed out. Do you think tax hikes alone are enough, or does the government need to implement a hard cap on second-home ownership to truly make a difference?

I think regulations help, but it reminds me of how "ghost towns" happen in other tourist hubs globally. I wonder if we need a total shift in ownership models rather than just stricter rules, Cal.
